A Structural Integrity Reserve Study is an assessment conducted to evaluate the structural condition of a building and estimate the financial reserves required for its maintenance and repair over time. This type of study is mandatory in the state of Florida for condominium buildings 3 stories and greater.
Key components of the SIRS:

1. Inspection:
Entails a thorough examination of the building’s structural components, which may include visual inspections, material testing, and other diagnostic techniques.
2. Assessment:
Identifying any existing structural issues, potential future problems, and estimating the remaining useful life of the building components.
3. Cost Estimation:
Calculating the costs associated with repairing or replacing the structural components, including estimating both immediate repair costs and long-term maintenance expenses.
4. Reserve Funding Plan:
Developing a financial plan that outlines how much money should be set aside annually in reserve funds to cover the anticipated repair and maintenance costs.
5. Reporting:
Providing a detailed report that includes the assessment of the building components, the remaining useful life, the cost estimates, and the recommended reserve funding plan.
